Aarsleff on course at Sandown
Precast concrete piles and a steel sheet piled cofferdam provide supporting foundations and underground basement car park encapsulation for an apartment block adjacent to Sandown.
The buildings are supported on a concrete perimeter ring beam, which is tied into precast concrete piled foundations.
Similarly the concrete floors are cast into and supported on smaller section precast concrete piles.
J R Smart sublets the entire individual specialist contracts on negotiated fixed priced terms to contractors that have, in many instances, been working with the company since it was founded about 30 years ago.

"We've used the same piling contractor, Aarsleff Piling, on the entire development, and we've just sent them the drawings for the next Phase," says J R Smart Chairman, John Smart, who first used Aarsleff 10 years ago on a project at Spring Meadow, Cardiff.
"They have always done a very good job for us and are very professional".
"Aarsleff investigate the ground conditions and we negotiate fixed price contracts and don't go anywhere else for our piling needs".
Aarsleff has so far installed about 4,000 precast concrete piles for the entire Capital Business Park development, including nearly 600 on the current phase, to layout and design by RVW Consulting.
Aarsleff is currently installing 250mm and 200mm square section Centrum continuously reinforced piles, with a driven length of 8m to 14m, through a mixture of sands, clay and peat to found in the underlying Marl.
The 250mm square section piles, with a working load of 550kN, are installed around the perimeter of the buildings to support the ring beam and take the stanchion loads.
The smaller section piles, again driven singularly and on a fixed grid pattern inside the perimeter piles, each accommodate a working load of 300kN to support the cast in-situ, steel mesh reinforced concrete floor slab.
On completion of the piling, Cardiff based contractor, Andrew Cunningham, will follow on with the ground works, cutting the piles down to level and tying them into and casting the perimeter ring beam.
J R Smart acquired the 75-acre site for development about four years ago after it had lain dormant for around 30 years.
Approximately 30,000m2 of industrial units have so far been completed or are under construction, with further development planned.
In addition J R Smart has allocated 30 acres of the development land to the international grocery store chain Aldi for its new regional headquarters.
When the Park is completed it will have 100,000m2; of development and employ in excess of 1,000 people.
