Advanced Ergonomic Technologies has provided the vast Nina Tower in Tsuen Wan, Hong Kong with 34,000 m of its Flexible Space System, incorporating Hiross underfloor air conditioning.

The recently completed Nina complex, with its 80 storey, 300m, main tower and 42 storey secondary building, houses an 800 room 5 star hotel, as well as a shopping mall and 29 floors of office space In specifying the Hiross system, developers and site owners Chinachem had to consider the shortage of construction land in Hong Kong and the resulting high demand for office space - as well as saving construction time and money, it was imperative to maximise the area of lettable commercial sections of the project

With rent for offices having risen dramatically in recent years developers are constantly striving to find new ways to meet the demand and, for the 320 metre tall Nina tower, the implementation of Hiross air conditioning provided cost and operational benefits to both the constructor and the end user.

Glan Blake Thomas, managing director of the UK based distributors comments, "There is a growing recognition of the distinct advantages of incorporating underfloor air conditioning within commercial buildings.

Eliminating the need for a ceiling void of substantial depth, the underfloor air conditioning is installed in raised access flooring space of only 250mm, offering an overall height saving of up to 400mm per floor, over conventional ceiling based systems.

Naturally, with a project of the scale of the Nina Tower this means that, over the 29 floors of office space, 11.6m of height can be saved or 3 extra floors can be incorporated within the same height - something that developers in the Far East are increasingly capitalising on.

Further more, the height saving in such proportions offers initial construction cost saving and reduces solar and thermal gain and thus energy consumption..

Another consideration, where the long term use of a building is concerned, is the flexible nature of the Hiross system.

The modular fan tiles, set within the floor, are easily relocatable and can be positioned to suit any office layout, reducing the logistical headaches associated with office churn.

"The Flexible Space underfloor air conditioning system is extremely versatile", added Glan.

"As well as the cost reduction for future tenants with its adaptability, it can be retro-fitted, as well as used in new developments, often prolonging a building's life.

A significant project for AET, the Nina Tower installation included 34,000 m of raised access flooring, 136 CAM Zone air handling units, 1900 fantiles, as well as state of the art Hirovisar controls and Electropatent underfloor modular power tracks.
