The garden rooms and buildings market is relatively new and, consequently, has been experiencing good levels of growth and is expected to continue to do so for the foreseeable future.

Current volumes are relatively modest at around 30,000 buildings per annum, and the potential for growth is limited by the number of households with adequate sized gardens.

However, with only an estimated 200,000 garden rooms and buildings already installed in the UK, and approximately 15 million gardens, there is plenty of scope for long-term growth.

Product development is vibrant at the moment with sustainability and homeworking two major influences on this market.

The number of homeworkers has risen strongly in the last decade to around 3.3 million and a garden room makes a cost-effective option for an 'office' in the home.

Garden rooms and buildings are currently experiencing a high level of product development in terms of style, appearance, material and manufacturing processes.

Examples include better insulation, sustainable timber sources, improved wood treatment, higher standards of fit-out etc.

The trend towards higher standards of fit-out is similar to the development of conservatories in the 1990s, with buyers becoming more demanding in terms of looking for improved insulation standards, underfloor heating, higher security, better furnishings etc, which will add value to the market in the longer term.

Suppliers range from the very small, often selling direct to consumers, to the larger operations such as high volume log cabin producers selling via DIY outlets.

Garden rooms and buildings are distributed through a range of different channels including DIY outlets and builders merchants, online / mail order, through garden centres and even some high street retailers.

Market prospects are optimistic in the longer term.

Volume growth is estimated to experience continued expansion between 2008 and 2012 as the market continues to develop and there is growing knowledge and acceptance of the concept of garden rooms and buildings.

While 2008 may see a slowdown in the rate of growth due to a downturn in consumer confidence, 2009-12 is expected to see increases of around 6-7% per annum.

It is expected that this growth in product value will exceed the growth in unit volume.

As a result, we estimate that market value (for buildings only) will increase from around GBP100m in 2007 to an estimated GBP139m in 2012, as homeowners seek to trade up to higher specification buildings.
