Bauder were nominated as one of a select group of alternative roofing suppliers by John Pelling and Partners who, as Designer and Contract Administrator, were responsible for the latest phase of Roof Renewal Schemes at the Barbican, in an effort by the Corporation of London, as Client, to achieve best value for money.

The strategic partnering between Bauder and Breyer Group helped deliver a first class contract that was carried out with highest considerations for the residents who remained in occupation of their apartments throughout the contract period.

The original specification called for the removal of the existing screed, followed by application of a new screed laid to the required falls.

Once on site Breyers reviewed the requirements with a view to pursue time savings and reduce construction noise.

After thorough investigation all parties agreed the screed could be retained, saving many weeks of mechanical hammer and a considerable number of skip lorries.

The new Bauder insulated system was then installed with tapered insulation applied to areas requiring improved drainage.

Reduced disruption to residents was further achieved by implementation of 'just-in-time' deliveries, which enabled materials to be stored at roof level, helping to keep the site as tidy and uncluttered as possible.

The renewal of roof coverings to Seddon House was completed on time and under budget with the stringent standards set by all parties involved being maintained throughout.

Independent Surveyors assessing the roof works at key stages and the delivery of a robust guarantee upon completion helps to underline with confidence that saving costs does not have to mean jeopardising quality.

" Richard Thomas, Assistant Technical Director of the Corporation of London said: "With 75 apartments alongside a world-class arts and educational centre we were very keen to get both good value for money and a well-run contract that minimised disruption.

The works of 28 weeks at 7-storey Seddon House went well and to contract and we were very pleased to come in just under budget." Barry Greenstreet, Associate Surveyor of John Pelling and Partners said: "From early on in the design stages the clear priorities of the Client and Resident Group were to achieve a high quality scheme which demonstrated 'Best Value' and minimised disruption to the Residents in occupation.

By incorporation of such requirements within the specification, and contract phase design consultation with Bauder, these priorities have been delivered by the Breyer Group through the application of a well applied, high quality roofing system, which has been completed in accordance with the specified standards and within budget.
