A BCIS (Building Cost Information Service) product story
Edited by the Buildingtalk editorial team May 4, 2007

Organisations and individuals responsible for building maintenance can use the new BMI Maintenance Price book 2007 to help with managing maintenance costs.

The book provides extensive guide lines on material costs and labour rates.

Organisations and individuals who can use the book to establish their overall budget for a particular property or estate include:.

Local authorities.

Housing Associations.

Surveyors.

Health Authorities.

Facilities Managers.

With the budget in place the required work can be planned effectively with reference to "manpower requirements' and overall cost by using the information given in the labour constants and measured rates section'.

The book is divided into three sections Basic Costs, Labour Constants and Measured Rates.

Basic Cost includes all-in-labour rates for plumbers, builders and electricians.

Labour constants and materials are based on the experience of compilers, together with estimators specialising in the maintenance field and as a result of work studies carried out in maintenance departments.

Times quoted within the book are for one-off maintenance work.

Measured Rates represent reasonable prices for carrying out work described.

Identifying that due to the nature of building work no two jobs are the same.

The book relates specifically to items of maintenance work with the assumption that each item of work will be a one-off operation.

Alan Cowan, Technical Consultant, BCIS said: "The book serves as an essential resource for planning and budgeting for building maintenance work.

It is an independent source of information and ideal for use in measured term contracts.

When it comes to estimating work it ensures a consistent level of accuracy, allowing a detailed approach to estimating by contractors" The BMI Building Maintenance Price Book can be used to:.

Check contractors rates.

Schedules of dilapidations.

Direct Labour Organisations costings.

Schedule of rates.

Planning.

Andrew Thompson, International Development Director said: 'BCIS really are the experts in providing this level of maintenance cost information with more than 25 years experience of delivering this independent data'.

The book contains material prices and hire rates rulings at December 2006.

Wage rates for labour are those current at 8 January 2007 and incorporate all wage awards until that date.

Prices are calculated yearly to reflect individual movement and changes.

*It is the only book dedicated to building maintenance cost.
