Delegation helps ensure compliance for home

To help ensure compliance with all appropriate Building Regulations, AMA Design called in Glidevale to design the roof ventilation.

When professional photographer Anthony Sanger-Davies decided to build his own family home, he called in the professionals to help.

Architectural consultants AM Architectural Design drew up the plans for the semi-detached three-bedroomed home in the Ashton under Hill conservation area in the Evesham valley.

To ensure space was maximised without adversely impacting on the surrounding properties, AMA's Greg Bicknell incorporated habitable areas within the loft space, enhanced by dormer windows.

To help ensure compliance with all appropriate Building Regulations, AMA Design in turn called in Glidevale to design the roof ventilation.

The warm roof comprises Glidevale Protect A1 impermeable roofing underlay, covered by slates and Glidevale Premier In-Line Slate Ventilators, and Glidevale Fascia Ventilators, combining to provide ventilation to the roof void in line with Building Regulations Approved Document F2, avoiding incidence of condensation and damp.

Additionally, three Glidevale loft traps were included inside, and a Glidevale Sunscoop 350mm dia double glazed tubular rooflight fitted onto the roof and down onto the landing below.

Greg Bicknell comments, "Glidevale designed the roof ventilation for us, giving us the assurance the roof is ventilated to regulatory requirements, and the added benefit of a 15 year insurance-backed guarantee that the roof ventilation will perform as specified*.

"We also needed to improve natural light on the landing, so Sunscoop provided an effective way of achieving that".

Adds Anthony Sanger-Davies, "I know how to take photos, but don't pretend to know all the technical requirements of designing a house.

It was logical to utilise expertise to ensure the job was done properly!" Protect A1 was the first real alternative to traditional 1F felt, and is BRE certified to provide fully unrestricted use for wind uplift in all exposure conditions.

Completely waterproof, UV and heat stabilised, it can be used as a temporary roof covering before installation of the roof tiles or slates.

Premier In-Line Slate Ventilators are specifically designed to be installed as part of the roofing process and blend in with the roof profile, providing unobtrusive ventilation at high level across the roof of up to 10000mm2/m.

They are AA fire rated, enabling unrestricted use in pitched roofs regardless of proximity of adjoining/ neighbouring properties.

The FV250 Fascia Ventilators provide discreet eaves ventilation.

Installed continuously, they yield a 25000mm2/m free ventilation path from the roof void to the outside without impairing the weather resistance of the roof.

Their positioning on the fascia minimises risk of fire spreading to the roof space.

The Glidevale loft traps reduce further the risk of loftspace condensation and ensure compliance with Building Regulations by reducing heat loss through the ceiling and minimising the migration of water vapour into the roof space.

The trap exceeds the air tightness requirements laid down in Building Regulations Approved Documents Parts L1 and L2 and provides a U value of 0.35W/m2K- required by Robust Details accompanying Approved Document Part L.

Glidevale's Sunscoop comprises a discreet glazed dome which is fitted on the roof, catching daylight and reflecting it down a mirrored tube through the roofspace into the room below.

Available in single and double glazed versions, both options feature a polycarbonate dome, offering impact resistance up to 200 times that of glass, and an AA fire rating enabling unrestricted use.
