Part L air tightness test 'not difficult to pass'
Compulsory airtightness test required under the revised Part L building regulations will not be too onerous for builders and developers aiming to achieve the pass rate.
The onus will be on Building Control inspectors to check compliance, while the responsibility for achieving compliance rests with 'the person responsible for carrying out the work'.
This would typically be the developer or main contractor, who would probably also arrange and pay for the test.
Air tightness testing involves a pressure test, carried out in accordance with CIBSE TM 23.
To pass, buildings must achieve a minimum rating of 10m3h-1 per m2 of building envelope, at 50 Pascal.
The Technical Information Sheet explains why air tightness is importance, how the test is carried out, sampling details for dwellings and what the performance expectations should be.
