Clark Contracts, the construction, maintenance and refurbishment specialist, has unveiled plans for a new £5 million office development at McFarlane Street, Paisley.

Clark Contracts, the construction, maintenance and refurbishment specialist, has unveiled plans for a new £5 million office development at McFarlane Street, Paisley Three office pavilions of approximately 10,000 sq ft each will sit alongside Clark Contract's own soon to be completed 12,000 sq ft corporate headquarters building, on a three-acre site next to the St James Interchange on the M8 at Glasgow Airport

Subject to planning consent from Refrewshire Council, the three new office buildings could be ready by early 2007.

Each office will be constructed over two storeys and will have floorplates of around 5,000 sq ft.

The buildings will be available to be leased whole or can be sub-divided to meet incoming occupiers' exact size requirements.

Dedicated car parking will also be included.

According to letting agents GVA Grimley, this prime site is already attracting interest from new and existing businesses in the Paisley and Glasgow areas, looking to lease newer and more cost effective accommodation.

Martyn Brown of GVA Grimley said, "The commercial property market to the west of Glasgow city centre is particularly buoyant at the moment, with many businesses looking to relocate from the restrictions of traditional townhouse accommodation in the west end of Glasgow and Paisley town centre.

The attraction of modern purpose built premises like these is the flexibility of accommodation, allowing the occupier to optimise the use of space to meet their business needs.

"Operational running costs are generally lower in modern premises due to more efficient building design and build materials.

These buildings will also lend themselves to easier IT infrastructure fitout.

IT infrastructure has sometimes been problematic in traditional townhouses, where occupiers have spread their business over several floors".

Gordon Cunningham, managing director, Clark Contracts said, "The fact that we have chosen to locate our new corporate HQ on this site, after having looked at dozens of sites in dozens of locations, and invest in three complimentary office pavilions underlines our belief that this is a first class business location.

Being so close to the M8 and Glasgow Airport is a major plus and the offices we are developing for let will match the quality, design and finish of our own building, which we move to in mid June".

Anticipated rentals for new office accommodation will be in the region of £14.00 to £16.00 per sq ft, dependent on occupiers' specification requirements.
