"This is a very large building".
"Principally, the point of the design externally was to provide some manners to the elevation".
"We wanted the elevations and detailing to break down the massing of the building and make it more attractive," said Bob Fletcher, director of Manchester-based Fletcher Architects UK .

Completed building, roofed using Colorcoat HPS200 pre-finished steel, has won 'best building in the landscape' award from the Royal Institute of Architects in Ireland
Fletcher settled on Corus Colorcoat HPS200 pre-finished steel to clad this large development.
The building was given a strong banded facade in three colours - Merlin, Hamlet and Goosewing - while "feature" items such as the building's corners were fitted out in Wedgewood Blue.
The cladding even comes in two textures to emphasise these different elements.
Fletcher said the advantages of Colorcoat HPS200 are two-fold: the colour range of HPS200 allowed the architects to provide the building with as animated a set of elevations as possible; secondly, the durability of the material makes it ideal for the exposed and salty conditions of the Mersey estuary".
"We wanted absolute certainty in terms of performance and longevity," said Fletcher.
Completed in December 2005, this 58,100m2 building is a large element in the relatively flat landscape of Ellesmere Port - and it is highly visible from the M53 motorway.
Moreover, this building is a key component in the new 87acre Pioneer Business Park, which forms the heart of a major brownfield regeneration project for the area.
Fletcher Architects, with developer Rosemound Developments, were serious about designing a building with as much visual appeal as is possible for building of this type.
Fletcher Architects specialise in buildings of this type and habitually use Corus products for cladding".
""In terms of performance and reliability, we'll stick with Corus," says Fletcher.
This is a significant vote of confidence because Fletcher predicts that logistics and distribution centres will continue to spread.
And they will be getting larger".
""Until recently, something of 140,000m2 square feet was a large building".
"We're now moving towards 300,000m2 in a single building," he says.
Pioneer Point is a speculative development and is currently awaiting a tenant - likely to be "a large PLC", according to Fletcher, which needs a single storage and distribution centre serving the 15 million people who live within one hour's drive of the site.
