Space for 40 jobs in new Falkirk eco-offices
A major new environmentally friendly development in Falkirk employing the latest green power saving systems, is set to create up to 40 high quality jobs.
Gemini House, in Lint Riggs on the corner with the High Street, will provide four spectacularly refurbished suites with a total area of 3500 sq ft.
But what makes these offices unique is that St Andrews based developer Fraser Fyfe Investments has lavished approaching GBP500,000 on the project and has spared no expense on decor, fittings and power saving systems.
Mike McIntyre, of the Falkirk office of DM Hall, the long established and highly respected firm of chartered surveyors which is marketing the suites, said: "I have been in this business for many years and I have to say that these are some of the best finished town centre suites I have seen.
"Gemini House not only raises the bar for office working environments in this area, but it shows Fraser Fyfe Investments' faith in the prospects for the local economy".
The four suites have a prestigious street level frontage with phone entry systems, excellent signage and a welcoming stairwell.
Internally, only top of the range suppliers and fitters have been used for the redecoration, carpets, suspended ceilings, lighting, heating and state-of -the-art communications systems.
But in the current recessionary landscape, a real attraction for potential tenants will be the Ewgeco power systems, which monitor power output per suite in real time and display usage costs either in kilowatt hours or GBPs-per-hour.
Malcolm McDonald, of Fraser Fyfe Investments, said: "These top-of-the-range power systems are a brand new product on the market and Falkirk is very much leading the way in this latest green technology.
"They use a 'traffic light' display to make it clear when power usage is heavy or light, meaning usage can be constantly monitored.
We estimate that this technology could cut energy costs by up to 20% simply by increasing awareness and changing behaviour".
Mr McDonald chose Falkirk for the ground-breaking development because, he said, he saw a gap in the market for excellent quality office accommodation with first class technology and low running costs.
He said the Gemini House suites would be likely to attract Falkirk's professional services firms.
He said: "Falkirk is a terrific business location, right in the heart of Scotland and it has a thriving business community which I am sure will be particularly receptive to these top quality offerings.
"This has been a tough recession and there are not too many developers who have enough faith in a community to embark on a speculative development like this.
But I believe that Gemini House is setting the standards for office accommodation in Falkirk and I am quite sure that our belief in the strength of the local economy will be more than justified".
