When Paul Smith of PJS Developments looked to specify a block and beam floor for his latest development of new apartments in Wombwell, Barnsley, he soon realised that The SoundBar System provided a far more effective time saving, materials reducing and cost efficient solution to Part E compliance Wentworth View is a development of four two-bedroom apartments that Paul Smith has created for the buy to let market

As part of the overall specification sound reduction was an important consideration, not only because of statutory compliance with Part E of the building regulations, but also because of the tenanted nature of the finished apartments; where unwanted impact and airborne sound between units could prevent a letting for the buyer.

When Paul Smith's local builders' merchant recommended he consider Finnjoists, the UK's only fully engineered timber i-joist, instead of a beam and block system, the investigation progressed on to the use of the new SoundBar System developed between Finnforest and Lafarge Gvylon.

Comprising of three key elements; the Finnjoist, Finnforest's exclusive acoustic SoundBar board, and a Lafarge Gyvlon screed, The SoundBar System exceeds the requirements of Part E relating to noise transmission by 5dB for Airborne sound and 10dB for Transmission Sound in residential compartment floors.

In addition to its proven acoustic performance the system offers cost benefits, simplified site logistics, reduced build times and greater sales appeal.

Enabling PJS Developments to complete the installation of the floors at Wentworth View in less time than planned, The SoundBar System is a remarkably efficient solution to meeting time, and budgetary targets.

"The process was brilliant," said Paul Smith of PJS Developments, "It took just one day to put in the joists and floor decking, and another day for the SoundBar board acoustic and screed to be poured".

"In total the flooring was complete in just two days".

The finished result is a flooring system with benefits that can be passed on to the end user - both buyers and tenants.

Offering a dimensionally sound floor, the self-leveling screed provides a smooth finish and requires no additional treatment before the installation of underlay and carpet or timber flooring.

Meanwhile, the increased sound benefits are a marketable asset for tenants, particularly in flatted dwellings where impact sound is particularly prevalent.

By potentially producing a shallower compartment floor than the current E-FT-1 Robust Detail 4 layer systems, or even beam and block flooring, The SoundBar System can unlock savings not just in the floor make-up but also in the reduction of brick coursework.

"I have instructed my architect to include SoundBar in each of the next three developments I will be building," says Paul Smith.
