An exposed waterside site is being given a new lease of life with utilization of advanced materials and solutions including Glidevale's Protect vapour permeable membranes.

The Deck is being built on an old quay site on the Mersey estuary by Taylor Woodrow under its Bryant Homes housing brand The mix, type and fixing of the rainscreen cladding being used potentially posed a problem: how to keep the building fabric and internal environment effectively dry in such an exposed location

The solution, developed by Taylor Woodrow, timber frame supplier Prestoplan and leading membrane supplier Glidevale, is a combination of Glidevale's Protect VP400 and Protect TF200 vapour permeable membranes.

The TF200 is being fitted to the core timber frame structure, with a double layer of VP400 between it and the rainscreeen cladding.

Matt McAndry, Glidevale technical manager, explains "Being so close to the banks of the Mersey and on an estuary, the site is very exposed".

"The cladding is being fixed so there are gaps between abutting edges, so there is increased risk of light, and therefore damaging UV, wind and rain penetrating through to the surfaces behind".

"As a result, the outer layer of VP400 is in effect sacrificial, there to absorb UV degradation and protect the membranes behind, which provide a first and second line of protection, ensuring external water- be it rain, snow, hail or spray does not penetrate the building fabric, but also making sure moisture from within the building can escape so the living environment is free from risk of damp".

Glidevale Protect VP400 is entirely watertight, with BRE certification and unrestricted use for wind uplift in all exposure conditions.

Further, with a vapour resistance of 0.11MNs/g it far exceeds NHBC and TRADA requirements for timber framed walls.

Protect TF200 high performance membrane has been specifically developed to provide a second line of protection against rainwater penetration during the life of the building, but allows the home to "breathe", letting water vapour escape.

Protect TF200 has a vapour permeability of more than four times that recommended by BRE and TRADA, and resists the passage of water, wind blown snow and dust into the interior of the building.

Both form part of Glidevale's comprehensive range of both vapour permeable and non-permeable roofing underlays and building membranes.

Designed by Calderpeel Cardon Croft architects, the 466 apartments in 10 blocks at The Deck reflect the maritime location through the architectural styling: each block is styled to mirror the linear appearance of a ship, and clad to further create that impression, with a combination of softwood (Trespa), Angelum timber and render rainscreen cladding to externally finish the timber frame core structure.
