H+H Celcon UK unveils magnificant seven
H+H UK collaborate with construction and property consultancy calfordseaden to design a series of standard house plans that are Housing Corporation plan compliant.
Building high quality, affordable and sustainable homes has never been more crucial in order to meet the social housing requirement of between 17,000 and 23,000 new homes each year.
To facilitate the process of approval and funding for Housing Associations and housebuilders operating in the social sector,H+H UK has collaborated with construction and property consultancy calfordseaden to design a series of standard house plans that are Housing Corporation plan compliant.
There are seven house types in total, created to accommodate a variety of family groupings and different site layouts.
The plans utilise H+H UK's Ra House building system and have been designed to the spatial and layout aspects of the Scheme Development Standards.
Each house type has been assessed for its Housing Quality Indicator (HQI) and has achieved high scores in those areas pertaining to the individual dwelling.
Using the Ra House method - a combined product and labour package - a weathertight aircrete masonry shell is built by a multi-skilled team of expert installers from H+H UK's nationwide network of Recommended Contractors.
Celcon Aircrete Plus blocks are used with the Thin-Joint system, a recognised Modern Method of Construction (MMC), for the external and internal walls.
Intermediate floors are constructed from either cassette or engineered I-Joists finished with roof trusses, felt and battens to offer a weather tight working environment in extra quick time whilst ensuring superior build quality.
This build method offers the registered social landlord the benefit of a robust traditional build with a speed of build matching framed construction techniques, which can easily meet or surpass the requirements of the current Building Regulations.
The system is a simple, cost-effective solution for social housing providers and quickly produces a robust aircrete masonry envelope with excellent thermal and acoustic insulation properties.
Additionally, Ra House components have excellent sustainability credentials and are supplied by companies who are committed to minimising the impact of their business of the environment.
Says Ian Exall, head of marketing at H+H UK, "Working with specialists in this field, calfordseaden, we've developed a range of approved standard house plans that not only meet the stringent requirements laid down by the Housing Corporation but offer all the benefits of advanced building techniques and the most innovative materials".
"This is a significant initiative for the Ra House system and is designed to increase the speed and efficiency of the approval and funding process for our partners in the social housing sector".
