Big new regeneration contracts and a big new energy-efficient HQ roll off the drawing board for Higgins.

In the month Higgins announced two multi-million pound housing regeneration contracts totalling £22 million for London, the Higgins Group PLC also confirmed plans to relocate to a purpose-built headquarters now under construction in Loughton, Essex to accommodate the three operating divisions The two new major projects see Higgins working in partnership with the ALMO (Arms Length Management Organisation), Brent Housing Partnership and Kensington and Chelsea TMO Ltd on the interior refurbishment of occupied homes spread across the London Borough of Brent (£10 million Decent Homes Project) and the Royal Borough of Kensington and Chelsea (£12 million)

The Group's own new four-storey building in Loughton is designed by David Wood Architects with energy efficiency high on the agenda for the heating, cooling and ventilation of the 4,000m2 floor space.

Technical features of the new HQ's sustainable design include: • Heat recovery on air plant.

• Daylight controlled electric lighting.

* A well insulated fa?ade.

* Free cooling for most of the year using outside air supplied directly into the building.

* Reduced cooling capacity for peak lopping when the outside air temperature exceeds 20§C.

* External shading.

* High efficiency modular boilers and variable speed pumping to heat emitters.

* Night time pre-cooling of exposed concrete soffit.

"As a leading builder of energy-efficient buildings for the work place and home, of course, sustainable design had to be the top priority for our own new headquarters," said founding Joint-Chairman Derek Higgins OBE.

"This is a very exciting milestone for the company's growth, and in very challenging times as the entire industry looks to modern methods of construction." The building on Langston Road will be occupied in two phases, the first phase providing over 4,000m2 of floor space to accommodate 300 staff in the spring of 2005.

When the second phase is complete, the building will provide 10,000m2 of floor space.
