Hargreaves Contracting refurbishing 120 year-old cotton warehouse and Grade II listed building, transforming it into a landmark 48-bedroom boutique hotel.

Workmen have had the first glimpse of what guests can expect from Manchester's hotly anticipated Yang Sing Oriental boutique hotel, after stripping back more than a century of paint and grime Hargreaves Contracting is in the middle of a GBP4.5 million contract to refurbish a 120 year-old cotton warehouse and Grade II listed building, transforming it into a landmark 48-bedroom boutique hotel

The eagerly awaited hotel is the creation of brothers, Gerry and Harry Yeung, owners of Manchester's renowned and award winning Yang Sing restaurant.

The hotel is just a few yards from the famous Cantonese restaurant on the corner of Princess Street and Portland Street in Manchester city centre.

Hargreaves Contracting allowed the cameras in to show how the refurbishment is progressing and provide a sneak peek of the original features that will play a part in the hotel's closely guarded interior design secrets.

The developer is working in close co-operation with Yang Sing Oriental , Manchester City Council planners and the City's Conservation Officer, to ensure the history and integrity of the Victorian building is preserved.

Gary Calderbank, the Hargreaves contracts manager working on-site at the Yang Sing Oriental boutique hotel, says: "The first stipulation of the conservation officer is to retain as much of the original cast iron columns and timber floor beams as possible".

"This means that every inch of wood and iron has to be stripped back to its original surface".

"All of the beams and columns have to be chemically stripped, because the old paint contained lead, and then grit-blasted to expose the original colour and grain of the timber and iron.

In addition, a large number of timber beams have been replaced on a like for like basis due to the presence of dry rot".

"It's an intricate and long drawn-out process but very satisfying when you see the original features restored to their former glory".

"It will certainly give the hotel a beautiful and unique interior".

One of the challenges of a refurbishment like this is the fact that developers don't know what they will find when starting the project.

Every floor can be different in layout and construction, and requires the developer to adapt and problem solve to balance the need to retain as much of the original building as possible against modern building requirements.

To add to the original features the boutique hotel will be given a classic 1930s Shanghai opulence, with all the split-level bedrooms featuring en-suite and lounge areas.

The hotel will also provide its guests with a bar, breakfast area, gym and other leisure facilities.

Gary adds: "In some ways it's a shame that when the public comes to stay in the new Yang Sing Oriental boutique hotel, they will just see these amazing rooms with beautiful original features but won't know or understand just how hard we've worked to get them like that".

Building work on the Yang Sing Oriental Hotel will be completed for Christmas 2007 followed by a three month fit-out period.
