Council partnering agreement on building works
Reading Borough Council has entered into a partnering agreement with property services expert Ian Williams to help provide maintenance work on its homes.
The land at St Ann's Chapel near Gunnislake, Cornwall, is a rural exception site and was leased to Sarsen Housing Association by The Duchy of Cornwall.
It is to be developed for 100% affordable housing as this is the prerequisite for leasing rural exception sites.
The development, funded by The Housing Corporation and Caradon District Council will see the properties built by December 2007.
The new stock comprises 17 two, three and four bedroom houses and two, one-bedroom flats.
In keeping with The Housing Corporation's environmental policies, the homes have to achieve a very good score on the Ecohomes Assesment.
The standard measures the environmental effect of materials used in construction, and their estimated impact on the environment over 65 years.
The government standard awards a rating to each specified component and allows Ian Williams to use its expert knowledge of design and specification.
Jeff Ashwell, Building Manager for Ian Williams explains: "Designing and specifying homes to the Ecohomes Standard has far reaching implications, from using the highest rated materials such as timber frame, timber windows and stone cladding, to sourcing materials from sustainable stocks".
"This is the first scheme where we have worked with Sarsen and the Duchy of Cornwall, so we are particularly excited by this initiative".
"Due to the nature of this site and the involvement of the Duchy, development of the land is being steered by environmental and sustainable considerations".
"Such policies can be quite sensitive so it has been fundamental to get the support of the local community".
Andy Rigby from Sarsen Housing Association confirms: "The development at St Ann's Chapel, Gunnislake will be Sarsen's first in Cornwall and will provide much needed affordable housing with priority given to people with a connection to the local parish of Calstock".
"It is a challenge to be working on a rural exception site with the Duchy of Cornwall".
