Keeping tenants safe and landlords happy

Drayton has introduced a new range of heating controls specifically designed for tenanted properties in the private and social housing sectors.
The LPSi range of programmers and timeswitches has a number of features that help landlords and tenants know when their annual boiler service is due.
Since 1998, all landlords have had a strict statutory obligation to conduct annual safety checks on all gas appliances and associated equipment.
This has placed a huge responsibility on landlords and local authorities to gain access to properties or face prosecution.
There are approximately 7.7 million rented properties in the UK, with 5.5 million under local authority control and safety is a prime concern for both private and public sector landlords.
With this in mind, Drayton has developed the LPSi to allow landlords to set service intervals - between 30 and 400 days - and alert tenants when their boiler service is due.
Llinos Jonathan, head of marketing at Drayton, comments: "Gas safety is of paramount importance with significant responsibility on the shoulders of landlords and local authorities to maintain boilers and gas appliances".
"Most tenants are happy for annual services to take place but there are a few who forget the importance of regular safety checks on gas appliances".
"The LPSi range caters for all tenants, with a variety of functions to ensure this essential work is completed without putting welfare or safety at risk." As the service date is approaching, the LPSi control panel will flash and display messages to let tenants know to contact their landlord or local authority.
If a service becomes overdue, the panels will permanently display a message requesting a service.
At this stage, an audible alarm will also sound that has a 24hr 'snooze' function if any button is pressed.
During this period the buttons will not recognise any other instruction.
At the same time, the LPSi will reduce comfort levels within the property by adjusting the performance of heating and hot water systems.
Unlike many other products, the LPSi will not disable gas supplies, it will continue to run the system but at a reduced comfort level.
Heating and hot water will only function for the first 15 minutes of every programmed hour, inconveniencing tenants and encouraging them to contact their landlords.
Once a service has been completed, the LPSi is easily reset using a separate unit.
The LPSi range also has the same features as the popular LP range including automatic clock setting and summer/winter changeover plus 24 hour, 7 day programme settings with up to 3 timing periods a day.
