Kawneer helps Aros win a nett gain for
clients

Curtain walling from Kawneer has enabled AROS Architects to not only improve the external appearance of a high-spec office building in the City of London but to increase the internal nett lettable area for developers Braveheart Properties The manufacturer's AA110 curtain walling was designed and fabricated by Kawneer-approved installer Siac who mounted it between existing pre-cast concrete columns which define the first five storeys of structural bays at 5 Lloyds Avenue, EC3

AROS projected the plane of the original screens forward to a position 5mm back from the front edge which resulted in a strong, clean line and also offered the opportunity to increase the nett lettable areas between bays.

The dominance of the pre-cast concrete elements in the original facade has also been reduced by introducing solid, horizontal feature bands at floor levels and fritting the internal pane of glass to 1,000mm above the floor level, diluting the vertical emphasis.

"We are very pleased with the end result which has met all our objectives," said Mark Limbrick, director of AROS, the innovative practice responsible for the scheme.

The GBP250,000 worth of Kawneer's AA110 dry-jointed curtain walling with 65mm sight lines and insulated profiled aluminium spandrel panels, as well as AA100 curtain walling with 50mm sight lines to the sixth floor, AA600 windows, AA605 swing doors and 190 narrow-style doors, was delivered to the 5,000ft site on a just-in-time basis as access and storage was limited.

The GBP3million refurbishment brings 5 Lloyds Avenue up to Grade A office standards and a GBP15million property value.

Designed in the days before Part L, it nevertheless adopts the principles and the new facade has a much higher thermal performance than its predecessor.

AROS' experience with Kawneer systems meant they were able to define the concept with consideration for the budget at an early stage.

Their brief was to refurbish the building to provide a total of 21,000ft of virtually new space as well as some retail on the ground floor and basement, within eight months.

The actual build by Collins Construction took nine months after four months of asbestos removal.

"It was a challenge but we achieved it with relative ease, down to being organised and being prepared before arriving on site," said Mark Limbrick.

"The facade plays a very significant role, given that it offers a facelift to a 1970s structure and internal space to the incoming tenants as virtually new.
