Keystone Group has provided Keystone Lintels and Keylite Roof Windows for Parian Development's luxury homes on the site of the Old Ravensworth Golf Course clubhouse, near Gateshead.

The development's prestigious location, with its views of both Ravensworth golf course and the Angel of the North, coupled with the traditional appearance of the 16 one and two bedroom apartments and 6 town houses, make it one of the most impressive housing projects in the area Keystone Lintels were used to span openings in the masonry stonework above windows and doors, to provide additional structural strength to a build in a very traditional style, achieved through entirely architectural means

A highly adaptable modern method of construction, reinforced steel lintels are equally useful for traditional style openings in brickwork as they are for radical arches and unusual bay windows.

In addition, all Keystone Lintels include a core of highly efficient CFC-free insulation, boosting the U-value of the property and contributing towards Building Regulations Part L compliance.

Meanwhile, 22 Keylite Roof Windows were installed in the top-floor apartments, to enhance the natural light to the upper flats, and maximise the apartment buildings' accommodation potential.

These roof windows introduce natural light to the topmost parts of the apartment building, boosting the desirability of the property whilst maintaining practicality through high U-values and ease of cleaning and maintenance.

The trickle ventilation system standard to all Keylite units also provides background ventilation, enabling compliance with part F of the Building Regulations.

"The decision to use Keystone and Keylite products was taken at the contractor stage," Project Manager for Howard Russell Construction David Hailes explains.

"The company offered a really competitive price for a high quality product, and being able to deal with the same sales and support staff for both the roof windows and the lintels for the build was very convenient".

"I was very impressed by Keystone Lintels and Keylite Roof Windows, and have since worked with them again".

The build took place on the site of the Old Ravensworth Golf Course Club House, adjacent to several brickwork farmhouses that are over a century old.

"Because of the beautiful surroundings, and the wonderful neighbouring buildings, the development had to combine modern construction techniques with a traditional aesthetic," said Robert Smith of Parian Developments, the house builder that commissioned the build.

"We're very happy with the result, and the contractors and suppliers have done a really excellent job".

Lead architect for the project, Stephen Ling of TTH Architects, was responsible for delivering the traditional design that Parian required: "Achieving an authentic traditional style, while maintaining modern build quality, required excellent components and service from our suppliers and contractors".

"We're very pleased with the role that Keystone and Keylite played in that, and in the same circumstances, I'd specify them in the future.".
