When Energy Performance of Buildings Directive (EPBD) comes into force, we are going to start seeing them on commercial buildings too.

We are used to seeing energy rating labels when we buy products like washing machines or fridges, but from January 2006, when the Energy Performance of Buildings Directive (EPBD) comes into force, we are going to start seeing them on commercial buildings too.

When that happens there will be no hiding behind good intentions - buildings will have to meet exacting energy efficient standards, not just at the design stage, but over the lifetime of the building.

The EPBD demands that both the as built Asset Rating and the Operational Rating are displayed - in other words how energy efficient the building has been designed and built to be, and how much energy it actually consumes.

Any deterioration in performance over time will show up in the Operational Rating, which has to be reviewed and disclosed whenever the building is sold or let.

A drop in the Operational Rating could affect the value of the property or potentially even lead to litigation in the future.

End users will want to know that the building can deliver on energy efficiency, and will continue to deliver in the long term.
