Work starts on 60 affordable homes in Nuneaton

Housing and regeneration group LHA-ASRA report that work has begun on a new GBP7.8 million development of affordable homes, which will transform a derelict site in Nuneaton.

The development will comprise 36 two and three-bedroom family houses, and 24 two-bedroom apartments.

Properties will meet Level 3 of the Government's Code for Sustainable Homes, using renewable energy to cut carbon emissions by 25%, compared to current building regulation standards.

This will also lower the cost of heating bills for residents.

Apartments will be fitted with a heat recovery and ventilation system which recovers energy from air inside the building and converts it to heat the homes.

Houses will also use solar panels to provide hot water.

Robert Nettleton Group Director of Development and Regeneration at LHA-ASRA said: "I'm delighted that work has started on this site.

LHA-ASRA has worked closely with Nuneaton and Bedworth Borough Council, to ensure that the new homes meet the needs of the local community.

"We already have 32 apartments on site in Bedworth, so between these two developments, LHA-ASRA is delivering over 90 high quality, efficient-to-run homes, through a range of options including rent, intermediate rent and shared ownership".

In the last financial year, only 59 affordable homes were built in Nuneaton and Bedworth but rising demand means the borough needs to build an average of 540 each year.

LHA-ASRA is building 30 two-bedroom apartments on Park Road, Bedworth which are expected to be ready for people to move in by autumn 2009.

At St Mary's Road, 45 homes will be for affordable rent to people on the council's waiting list.

Nine homes will be for sale through the Homes and Communities Agency's New Build HomeBuy shared ownership scheme, where people buy part of the home with a mortgage and then pay less than market rent on the remainder.

The remaining six homes will be offered for 'intermediate rent', which enables people to save money each month towards a deposit to buy their home.

The homes are being built by Westleigh Developments and are expected to be complete in summer 2010.

The development is being funded by LHA-ASRA with a GBP3.3 million grant from the Homes and Communities Agency.
