Historic Cholsey barn converts to
offices

Historic listed Oxfordshire barn is being converted to two high quality office units: conversion project managed by rural property specialists, Pineapple Developments.

A former tithe barn, part of which dates back to the early 1700s is the subject of the conversion project managed by rural property specialists, Pineapple Developments The grade II listed barn is located on a family-owned farm on the outskirts of the village of Cholsey

The site is in a peaceful setting with stunning views of the old church and surrounding countryside.

Despite its rural location Cholsey is well served by both road and rail.

Cholsey station provides rail links to both London and Oxford.

The main trunk road A34 is only 10 minutes away.

The village has a wide range of shops, pubs and restaurants and childcare facilities are available.

The sympathetic design by architects West Waddy ADP, has been handled with great care by Pineapple Developments who have given priority to keeping the character of the barn.

The original design of a low brick plinth and timber frame has been retained.

Many of the original elm roof trusses and beams will be visible in the completed offices, highlighted by the lighting system.

It will have the look and feel of an historic building, but with all the necessary infrastructure to meet modern office needs.

Environmental considerations were paramount.

The major design objectives were associated with sustainability, low energy usage and sympathetic carbon footprint.

The conversion is compliant with Part L Building Regulations (conservation of fuel and power).

Large windows will maximise light.

Under floor heating is provided by a ground-source heat pump that relies on latent underground heat to provide energy.

This reduces the need for fossil fuel, and cuts energy bills.

In summer, the system is reversed to provide comfort cooling, with excess heat returned to the ground-source.

A Green Travel Plan was a condition of the planning.

There is ample car parking, the offices are walking distance to the station and cycle racks will be provided as will showers for employees.

Each office will accommodate between 15 - 25 people comfortably.

The units will be fully fitted with toilets, showers and kitchenettes.

Full disabled access is available.

The offices will have full fire alarm systems, and wiring for intruder alarms and broadband access.
