Redevelopment of Craylands Estate and the former Fryerns School site in Basildon is ramping up as the masterplan has been submitted for outline planning application.

The redevelopment of Craylands Estate and the former Fryerns School site in Basildon, which sits within Thames Gateway South Essex's key growth area, is ramping up as the masterplan has been submitted for outline planning application Designed by PRP for English Partnerships, the national regeneration agency, the £200 million scheme will retain 340 homes and provide over 700 much needed new family homes and flats, 600 reprovided homes, a new mixed use community centre and generous communal spaces and parks

The overall scheme seeks to address issues ranging from the built environment, retail, transportation, employment, community services and environmental improvements.

The development will consist of a mixture of reprovided and new build homes.

Almost 65% of the new development will comprise 2, 3 and 4 bedroom family houses; 1 and 2 bedroom flats make up the remainder.

30% of the new dwellings will be for affordable housing and managed by Swan Housing Association.

The regeneration of the area also encompasses economic, social and health improvements.

The new mixed use centre will provide local shopping facilities, community centre, primary care trust multi-centre, adult community college, library and children's care facilities.

A new bus route has also been designed in conjunction with Essex Country Council and the local transport authority.

The physical transformation of the site will include improvements to the streetscape, a sustainable urban drainage strategy (SUDS), new tree belts, open spaces and a new local centre and square.

Significant importance has been placed on the landscape strategy, which seeks to enhance the current environment by protecting an existing green spine which features historic hedgerows, park and wildlife habitats.

PRP has been commissioned by English Partnerships to lead the masterplanning exercise, develop the design code and design performance criteria as well as oversee the preferred developer's detailed proposals.

The vision for the regeneration of Craylands and Fryerns fits firmly within the Government's Sustainable Communities Plan.

The South East is seen as a key growth driver for the economy and a target area for the creation of sustainable communities.

The Craylands and Fryerns regeneration and redevelopment will therefore contribute to growth targets in both the Thames Gateway and the South East as a whole.

The site is two miles from Basildon town centre, which has very good public transport and road links to the London, Essex County and is only 45 minutes from Stansted Airport.

Manisha Patel, project architect and associate at PRP, said: "Craylands and Fryerns is a great model for sustainable communities - it offers a good mix of tenures and housing types, generous communal and private green spaces and has improved transport links to Basildon Town Centre and the surrounding areas.".
