Ross + Liddell, the property people, have launched two innovative new services which really make the firm the fully furnished article rather than just another ordinary letting agent.
Ross + Liddell, the property people, have launched two innovative new services in direct response to its clients' needs and requirements which really make the firm the fully furnished article rather than just another ordinary letting agent.
That's because the Glasgow, Paisley and Edinburgh-based company has added full furnishing and refurbishment services to its existing range of letting services to make it a true one-stop-shop for landlords and tenants.
Jackie Maclean-Martin, head of residential lettings, said, "At Ross + Liddell we aim to be much more than just an ordinary letting agent, that's why we've developed a different relationship with every one of our clients, landlords and tenants, because we appreciate that everyone is different".
The launch of the new fully-furnished service was made in direct response to demand from its clients.
"Many of our landlords were being quoted exorbitant figures to furnish their properties," said Ms Maclean-Martin.
"As a letting agent, we know what standard of furniture is demanded by tenants and can advise landlords on what furniture is required".
"Our aim is to ensure that landlords furnish the property with furniture and fittings in keeping with the tenant and rental amount".
"We recognise the costs involved to the landlord when letting out properties and can take on board all the hassle of ordering, arranging delivery and staging furnishing on their behalf".
Ross + Liddell's new refurbishment service, meanwhile, means that whenever a property required to be upgraded, such as given a fresh lick of paint or re-carpeted, then it will undertake to obtain quotes, instruct works and inspect the final product on behalf of landlords.
Said Mc Maclean-Martin, "It is costly for any landlord to have properties sitting unoccupied and we can help them undertake necessary refurbishments by ensuring that properties are brought back to the market as quickly as possible".
"This service has obvious advantages for landlords living remotely from their properties from whom it can be impractical to constantly travel back and forth in order to arrange quotes and project manage the various trades required".
The launch of these new furnishings and refurbishment services follows on from Ross + Liddell's launch last year of a repair only service, whereby a landlord continues to manage the tenancy and rental payments, but Ross + Liddell is notified of any repairs required and instructed to action them accordingly, and a vacant inspection service aimed at any owner intending to leave property unoccupied for an extended period of time.
Under this latter service, Ross + Liddell will undertake to inspect the property at regular intervals, check it is secure and remove any mail to a designated place out of view from the general public.
