New occupants at the double at 24 Severn

Three major new occupants have taken up residence at one of south-east Wales' fastest growing business locations.

Three major new occupants have taken up residence at one of south-east Wales' fastest growing business locations Leading commercial law practice The Robert Davies Partnership and printed product supplier PCF Print Management Limited have both purchased office buildings at 24 Severn, Langstone Business Park, a prestige 30,000 sq ft (2,787 sq m) courtyard development by Robert Hitchins Limited, adjacent to Junction 24 of the M4 near Newport

They have been joined by insurer NFU Mutual which has leased 1,680 sq ft (156 sq m) of office space at Usk House.

With roots in South East Wales since 1974, The Robert Davies Partnership was previously located in central Newport but wanted a new location which was more accessible to its client base which is located across south Wales and south west England, and also offices that could be tailored to meet the needs of a modern law firm.

The Partnership, which employs around 25 staff, has purchased a building with 5,500 sq ft (511 sq m) of office space across two floors.

Senior partner Robert Davies explained: "Our client base has expanded rapidly in recent years and we needed an accessible, modern location which is in easy reach of major roads".

"Langstone fits the bill perfectly with rapid access to the M4 and A449 for our more local clients" Meanwhile, PCF Print Management has secured a 5,000 sq ft (465 sq m) base in a deal that included having the building completely fitted out and finished exactly to PCF's bespoke requirements by Robert Hitchins, having outgrown its previous premises in Chepstow where it had traded for more than 20 years.

Managing director Tom Rigby commented: "We've expanded rapidly to 18 staff and are looking to grow our team further in the near future".

"Moving to Langstone allows us to tap into the excellent skills base in and around the major cities of Cardiff and Newport, and it's also far easier for our clients to find us as we are within a couple of minutes of the motorway network".

Robert Hitchins worked closely with all three occupiers to provide a bespoke base for each.

David Herbert of Robert Hitchins added: "We're delighted to have secured these three major new occupants at Langstone, reflecting the diversity of organisations attracted to this location and the versatility and excellent location of the office accommodation available".

Huw Thomas, partner at King Sturge, said: "Just two purpose built office units now remain available at 24 Severn, the first prime office location entering Wales from the east, which provides contemporary, attractive office accommodation and is located next to the Hilton Hotel and overlooked by the popular Celtic Manor resort, which will host the Ryder Cup in 2010".

For the remaining two units of 7,690 sq ft (714 sq m) and 11,804 sq ft (1,097 sq m), fit out and finished packages are available and both lease (floor by floor if required) and sale will be considered.

All units come with their own dedicated car parking areas, have lifts and are compliant with the requirements of the Disability Discrimination Act.

A 1,700 sq ft (158 sq m) suite is also available on the first floor at Usk House.
