Central Park at Bridgend Industrial Estate, the latest addition to commercial property developer Robert Hitchins' south Wales portfolio, is already attracting encouraging levels of interest.
The first phase of new speculative development of 36,000 sq.ft.(3,344 sq.m.) will be built in small units from 2,000 - 5,000 sq.ft.
and are available on a lease or freehold basis.
A second phase of 30,000 sq.ft.(2,787 sq.m.) will commence shortly afterwards.
Alder King and Cooke and Arkwright are retained to dispose of the units.
Existing space at the main building, currently amounting to 35,000 sq.ft.(3,251 sq.m.) is being refurbished and re-let by Robert Hitchins.
It is predominantly research and development, laboratory and office space with ancillary warehousing.
The developer will also be looking for pre-commitments on the majority of the remaining development land for units up to 120,000 sq.ft.(11,148 sq.m.).
DTZ is dealing with enquiries for development land.
David Herbert, for Robert Hitchins, commented: "Interest has been highly encouraging to date, especially from the medical sector, which could result in the development of a cluster of companies from this sector establishing operations at Central Park".
"We are also dealing with companies from a number of other sectors, and will be making a series of announcements regarding new occupier commitments in the spring".

Central Park, the 22-acre site of the former Bayer Diagnostics Manufacturing facility, was purchased by Robert Hitchins in 2006.
The main building consists of 225,000 sq.ft.(20,902 sq.m.), with over 150,000 sq.ft.
(13,935 sq.m.) being leased back to Kimball Electronics Wales Limited.
