Totally managed fit-out ensures profits on track
Spaceway's totally managed fit-out of drinks accessory company The Waiters Friend ensures profits remain on track.
Spaceway South's ability to provide a totally managed solution to the fitting out of drinks accessory company, The Waiter's Friend Company's new headquarters in Guildford, has ensured that the company's management team has been able to focus on its core business.
Spaceway South has turned a 3,000 sq.
ft new development in Peasmarsh, Guildford into a prestigious new office and storage complex that includes offices and warehousing as well as a canteen, conference room, kitchen, showroom and archive storage.
A rapidly expanding company business specialising in supplying drinks accessories to the trade and consumer markets, The Waiter's Friend Company needed to move into new premises to accommodate its fast growing customer base.
Having found a high quality, recently completed development near Guildford that met their needs, but required a complete fit out, the company approached a firm of architects to undertake the work.
Having been approached by consultant structural engineers to undertake the steelwork for the mezzanine floors for The Waiter's Friend Company's new building, Spaceway South contacted the company direct to tender for the complete project.
Following a competitive tender against three other companies, Spaceway South was awarded the contract for its cost reducing ideas, tight fit out time schedule with overrun penalties and its ability to project manage the contract.
"Spaceway took over the whole project from beginning to end, which meant that the Directors were able to concentrate on the business", said Paul Fenner, Managing Director of The Waiter's Friend Company.
To kick off the assignment, Spaceway developed the designs already submitted by the architect, which included a 2-tier mezzanine with offices.
The ground floor was designated as a showroom, staff canteen and warehouse whilst the first floor was devoted to offices, conference room and kitchen.
Finally, Spaceway allocated the top floor for archive storage.
The 2-tier Floor 'Tall' mezzanine floor was central to Spaceway's designs to almost double the area of useable space.
The new offices are accessed via a staircase system that includes powder coated mild steel balustrades and stainless steel handrail and catinery wires.
The offices were fitted out with Kameo Komfort partitioning and a conference room created using full height single glazed Komfort's Polar partitioning.
Both conference room and offices were then equipped with Komfort Konfigure furniture.
Floors were covered with Gaskell Teviot in the showroom and offices and non-slip vinyl in the toilets and canteen and drinks areas.
Finally plumbing works were undertaken and air conditioning and ventilation fitted.
"Often when smaller companies move location, profits fall as the administration have to focus on project managing the move".
"Spaceway, not only undertook this role for us, but also communicated with us all the time so we were fully conversant with what was happening", concluded Paul Fenner.
"Spaceway were able to save us a significant amount of money in comparison to our original architect's estimates".
"Just as importantly, by relieving us of much of the demands of managing the construction and fit out, they contribution to achieving our profit targets during that period.".
