Sprunt, specialists in urban and property renewal strategies, has been appointed by residents' freehold company Christchurch House SW2 to produce a 30-year planned maintenance programme.

London-based architects Sprunt, specialists in urban and property renewal strategies, has been appointed by residents freehold company Christchurch House SW2 to produce a 30-year planned maintenance programme to Christchurch House in Brixton, south-east London The programme is designed to meet the company's primary concerns for repair and maintenance works, funding arrangements, resident liaison and project management to be co-ordinated centrally

Sprunt's initial recommendations include setting up a framework arrangement to establish appropriate supply chain partners together and anticipated costs of proposed future works.

The arrangement, which is also designed to help reduce expenses associated with advertising and the selection process of each contract, reflects Sprunt's commitment to promoting long-term relationships with progressive and innovative contractors.

Marcel Hendricks, director, Sprunt said: "Aligning and uniting CHWS2 and its residents with appointed contractors from the outset will have a positive impact on completing works in a cost-effective and timely manner".

Following a condition survey, the first phase of works to 1930s-built Christchurch House will include concrete repairs, window renovation and renewal as well as refurbishment to the building's lifts and common parts.

"It was the efficacy of the new arrangements that were of principal concern to us," commented John Dobson, Christchurch House SW2.

"The framework arrangement successfully releases the managing agent and company directors from an inappropriate and excessively demanding workload".

"It also provides us with an opportunity to obtain realistic and objective costs and to implement a proactive resident PR programme, as suggested by Sprunt.".
