Saracen completes green office fit out

Saracen Office Interiors has completed its second major office fit out at The Point, the flagship office development with green credentials.

The Point was designed by Terry Farrell and Partners to provide a new gateway to Paddington Basin.

Saracen first became involved with The Point in December 2008 when the company won a tender to fit out office space within the 10-storey building.

Saracen transformed the empty shell into an attractive, fully functioning, partitioned and furnished workspace for the project team, completed on schedule and within budget.

The design and fit out specialist was asked to return to the building in 2009 to fit out a further 9000sq ft area, a project which has now also been completed.

The Point boasts a distinctive wedge shape design, akin to the bow of a ship, but with the additional feature of a central atrium.

The unusual footprint of the building presented Saracen with a challenge in terms of space planning, exacerbated further by the incorporation of a chilled ceiling as part of the building's HVAC system.

The installation enhanced the green credentials and BREEAM rating of the building but also limited the layout design possibilities.

Working within the constraints of the building design and its environmentally friendly climate control system, Saracen designed meeting rooms and office space, added new kitchens and toilet facilities, and created dedicated comms and server room facilities, where air conditioning systems were installed to maintain stable temperatures and humidity levels.

To meet IT and data supply requirements, Saracen also designed and installed a new multiple network system which integrated with The Point's advanced building management system.

Saracen made extensive use of glass partitioning to create a sense of space and to maximise the use of natural light.

Saracen also supplied a range of audio-visual equipment in the board room and other meeting rooms.
