Turner and Townsend project manages KPMG pre-purchase of new office development at 15 Canada Square.

International construction and management consultant Turner and Townsend has acted as project manager in the successful pre-purchase of the 402,000 sqft office development, 15 Canada Square from Canary Wharf Developments for GBP260 million CWG will complete construction of the new building to Category A condition by April 2009 for fitting out by KPMG

15 Canada Square was designed by the international architectural firm KPF and is a fifteen storey building clad in high-efficiency, solar-control glass and architectural metal.

The building features a full height atrium space which responds to KPMG's desire to create an environment supportive of their collaborative, networking, transparent and open quality of service.

The building design also responds to KPMG's commitment to sustainability in their innovative approach to integrating sustainability considerations into the project, including setting targets for the office development in achieving carbon reduction significantly beyond the level required by the new Part L regulations and the use of recycled materials as part of a robust sustainability management plan.

15 Canada Square is located in the heart of the Canary Wharf district, adjacent to the headquarters of HSBC and Barclays Bank.

The new building will enable KPMG to consolidate staff from a number of London offices into a single location within the thriving business community and high quality facilities of Canary Wharf.

KPMG will retain their existing office at Salisbury Square, EC4.

Turner and Townsend has acted as KPMG's project manager since the project's inception in early 2005 by undertaking an accommodation search exercise, review of the developer's proposals and more recently, leading KPMG's team supporting them in the negotiations of the Sale Agreement.

Equally important, Turner and Townsend also managed the design team developing the design of the fit-out as well as undertaking a due diligence exercise of the Canary Wharf building design proposals.

Turner and Townsend is retained for the remainder of the project due for completion in 2010, which includes the monitoring of the fit-out works, project management of the fit-out design and delivery through to migration of approximately 4,000 staff from across the existing London estate.
