Dupont Tyvek and AirGuard have been specified by Extraspace Solutions for a €20 million modular office development in Letterkenny, Ireland.
The development consists of 300 hi-tech modules which will be used by Pramerica Systems Ireland, a technology and shared services subsidiary of US-based Prudential Financial. The company employs over 1,300 people, providing a range of essential computer and client-contact services to Prudential’s global operations.
The site is made up of three separate three-storey blocks, each with a footprint of 51m x 24m and each steel-frame module measures 12.2m x 2.9m wide. Dupont building membranes were specified to enhance each unit’s efficiency, both in construction and performance.
Extraspace Solutions used a specially branded Tyvek Soft advanced breather membrane as an external weather proofing shield, as well as the DuPont AirGuard Reflective air and vapour control layer to enhance the airtightness of the structure.
The project capitalised on the advantages of off-site construction methods and the modules were delivered to site pre-wrapped in the lightweight membranes, fully sealed using Dupont tapes and accessories where any apertures and penetrations may have been made. This creates a reliable water shedding external layer which also allows water vapour to escape naturally into the atmosphere.
Once delivered to site, the modules were externally clad with a rendered system and core insulation was added to the interior. The interior facing walls of the pods were then sealed with Dupont AirGuard Reflective, a metallised AVCL with 100% airtightness and low emissivity to enhance thermal efficiency and interior comfort.
Dupont Tyvek was chosen to help Extraspace Solutions achieve an overall airtightness value of <3 for the project.
Stevin Tedstone of Extraspace commented that the combined Tyvek and AirGuard membrane solution was both “easy to install and ideal for achieving maximum efficiency for offsite construction and lasting performance.”
He also praised Dupont Tyvek’s technical backup and guidance, as well as the comprehensive range of certification and building regulation compliance.
