Underfloor heating mats help apartments to meet Passivhaus standards

With views over Whitstable Bay, Oyster Reach is a modern group of five apartments based in Tankerton, Kent.

The development was designed and constructed with a ‘fabric first’ approach, allowing it to meet Passivhaus standards.

Passivhaus design

The Passivhaus design principles place an emphasis on low-energy consumption, retention of heat and minimising heat loss from the building.

This eliminates the need for heating and cooling systems throughout the year; reliance on a secondary heat source is also unnecessary.

Energy efficiency with Heat Mat

The builders of Oyster Reach, Masonry Frame Systems, specified Heat Mat’s Danish manufactured underfloor heating mats for installation.

Boasting 160W, the heating mats were fitted under ceramic and porcelain tiles. They are controlled via NGT programmable thermostats, which have been designed with energy saving capabilities.

The apartments’ electricity is generated from a number of renewable sources, such as Solar PV roof panels. These work to support the underfloor heating when necessary.

The development meets maximum thermal performance, surpassing the requirements of the Code for Sustainable Homes’ Level 4 criteria.

The predicted energy costs are as low as £175 per year.
